Gas Safety Check & CP12
All rental properties with a gas supply must have a valid Gas Safety Certificate (also known as a Gas Safety Record or CP12). This involves a full inspection or a Gas Safety Check of your property’s gas fittings by us and also all of the gas appliances to ensure there are no untoward risks to tenants.
Gasworks will carry out all the essential checks including pipework for gas tightness, required ventilation, flue flow testing, burner pressure, cooker stability brackets and appliance testing. Once the required benchmarks have been passed we then issue the landlord’s CP12 Gas Safety Certificate. As a landlord you can understand your responsibilities further here.
Whilst landlords must have this safety check and CP12 issued annually, it isn’t a legal requirement for homeowners to do the same. This said, we strongly recommend your home is checked from time to time especially if you have gas fireplaces.
